Heritage Law Ignored

  • Andrew Aitchison claimed “no permissions are required if works are like-for-like”, a clear misrepresentation.

  • Listed status requires Listed Building Consent for any works, including internal alterations, windows, roofing, repainting, or pointing.

  • There is no evidence of consents for major past alterations. Local authority records list missing applications for works already carried out.

🔥 Uninsurable, Unsafe, Uninhabitable

  • Flood risk confirmed. Insurance was previously declined. Agent did not disclose this and lied when asked.

  • Windows left deliberately open for long periods caused further rot and water damage, exacerbating structural issues.

  • Oil tank, electrics, septic system, and heating arrangements were either non-compliant or undocumented.

As of 07 June 2025, Aitchisons continues to market a property despite being formally informed of serious issues, including insurance refusal and structural defects confirmed by independent experts. They claim “insurance won’t be a problem” and that the last sale fell through “for personal reasons” — both untrue. The previous sale collapsed due to undisclosed defects, which Aitchisons chose not to reflect in their marketing. Buyers are being misled. Transparency is being ignored.
